About Tidewatch

There are 6 lots for sale which range from 2.31 to 3.11 acres - prices range from $149,900 to $350,000. All have shore frontage on beautiful Parker Head Mill Pond. 

In the "old days" the "Mill Pond" was dammed and used for the ice industry.  Since then the dam has been breached it has become tidal and leads to the Kennebec River and then on to the Ocean.  There is about 7 feet of water throughout the Mill Pond at high tide.  On the Kennebec River side of the dam it drops off to deep water very fast.   If you enjoy wildlife, kayaking, canoeing, and small boat sailing this is the place for you.  With a little local knowledge smaller boats can gain access to the river through the dam breach .  With town approval (no fee for property owners) private moorings can be installed.  There is a "Common Lot" at the south end of the property so that ALL lot owners will have direct water access.  With town approval, lot owners could construct a ramp and float at the Common Lot to use for boating.

Tidewatch Subdivision is located within 10 minutes of beautiful Popham Beach State Park, Morse Mountain, Sebasco Resort and Hermit Island Campgrounds.  If you want some "city life" you are only 20 Minutes from the City of Bath, and 1 hour from the City of Portland

Because the owners would like "Tidewatch" to be a nice community they have imposed covenants on the property which are available for download.

Also, all lot owners are required to become members of the Tidewatch Lot Owners Association.  The association will assess dues each year which will be used for road maintenance to Journeys End and Ebtide View, improvements and upkeep of the common lot, and payment of taxes on the common lot.

As required by the Phippsburg Subdivision Ordinance - all lots have been tested for soils (septic) and water is guaranteed for one year from property purchase.  Utility poles have been installed on Ebbtide View.  Cable and high speed internet are available.

The Town of Phippsburg is home to approximately 2,100 year round residents.  The Town has an Elementary school for grades K-6 and then students are tuitioned to Bath for grades 7-12.  The current tax rate is $10.85 per thousand (property valued at $100,000 would have a tax of $1,085.00).  Phippsburg has a Selectmen/Town Meeting form of government.  We have a wonderful and dedicated volunteer Fire and Rescue Department and our own Community Television Channel.
